Where This Job Goes Sideways
Cotati's housing stock runs newer than a lot of the area we cover - the median build year here lands around 1985, a good two decades past the 1966 median for the broader service territory. That matters on an emergency call. A door and opener installed in the mid-80s is old enough that the original springs and rollers are long past due, but it's also the era when chain-drive openers with basic logic boards became standard, and a lot of those boards are still in the ceiling, unreplaced, quietly failing. When we get called out here, it's rarely a door that was clearly neglected - it's a 35-40 year old torsion spring that finally lets go, or a drive gear on an opener nobody's touched since Reagan was in office. Springs don't announce themselves. They hold tension for decades and then snap on an ordinary Tuesday, usually when the door is halfway up. If your opener is original to a mid-80s build, the capacitor and the gear inside it are working on borrowed time too. We come out from Petaluma, about 7 miles up the road, so we're not guessing at what a Cotati-era garage looked like when it went in.
What Is on the Truck
For a service area built mostly between the late 1930s and late 1980s, with pockets like Cotati skewing newer toward the mid-80s, we stock torsion springs sized for both eras - the heavier gauge common on older one-piece doors and the lighter, more common residential sizes that fit an 80s sectional door. We carry standard rollers, cables, and the drive gears and capacitors that fail most often in chain and belt openers from that build window. What we don't carry on the truck is anything specialty - a wood-panel custom door or an obsolete opener logic board from a defunct manufacturer sometimes has to be special-ordered, and we'll tell you that on the spot rather than have you wait at home for a part we don't have.
Booking a Visit
Cotati sits about 7 miles from our Petaluma shop, close enough that a call here isn't a special trip, just part of the regular route. When you call, tell us the door's age if you know it - even a rough guess, like
